Henderson shares a valley and a climate with Las Vegas, but its housing tells a different story. Most of it was built between 1980 and 2009, it is mostly owner-occupied, and it heats with gas. For a replacement contractor, that points to AC plus furnace changeouts in homes on their first or second system.
Why is HVAC marketing in Henderson different from the rest of the valley?
Newer homes and more owners. Census data for 2020 to 2024 puts Henderson's median year built at 2001, and 66.1% of its 132,573 occupied homes are owner-occupied. Only 6.3% of owner homes predate 1980. The job here is a first or second changeout in a 1990s or 2000s house, not a full retrofit of an old one.
That changes the sales conversation. A homeowner who bought new in 2004 has often never replaced a system. They need a clear explanation of what a replacement involves, what it costs to finance, and how long the install takes. Ads and landing pages built for Henderson answer those questions before the estimate.
What housing do Henderson contractors work in?
Three quarters of owner homes come from one thirty-year window. Of Henderson's 87,599 owner-occupied homes, 64,111 (73.2%) were built from 1980 to 2009. Another 20.5% were built in 2010 or later. The median home value is $484,900.

Seven in ten Henderson homes heat with utility gas. So the standard big ticket is an AC plus gas furnace changeout, and a heat pump is the option for the owner who asks for one or wants to leave gas.
How fast is Henderson growing?
Steadily. Census estimates put Henderson at 353,289 people in July 2025, up 11.5% from 316,736 in April 2020. The city issued 2,582 single-family building permits in 2025. New homes will not need a replacement for years, but they keep adding owners to the Meta audience.
Growth also changes how we map ads. Neighborhoods built from 1980 to 2009 carry the replacement volume today. Areas built since 2010 go into targeting later, or only for owners who say their system is failing.
Who are the utilities in Henderson, and is there a rebate to sell?
The City of Henderson lists NV Energy for electricity and Southwest Gas for natural gas. Neither gives us a verified HVAC rebate to put in an ad. Southwest Gas's 2026 Nevada residential rebate application covers a tankless water heater at $225 a unit and no furnace. We could not verify a residential AC rebate on NV Energy's site.
So Henderson ads sell the replacement, a dated install slot and financing if you offer it. We do not promise a lower bill in an ad.
How would we run Meta and Google for a Henderson contractor?
Meta for planned replacements in older neighborhoods, Google for failures. Meta targets owners in Green Valley, Anthem, Seven Hills and Whitney Ranch with a replace-before-summer offer. Google bids on replacement searches with Henderson neighborhood names. Every lead passes the six-question qualifier before it reaches your calendar.
What changes in Henderson:
- Build-era creative. Ads name the decade the home was built, because it tells the owner their system is likely original or on its second round.
- Gas furnace first. The "current system" question sorts gas furnace plus AC homes from heat pump homes, and 70.1% should land in the first group.
- First-time replacer follow-up. The day 1, 3 and 7 texts explain the estimate, financing and install timeline in plain terms.
- Tight geography. If your trucks do not cross the valley, the ads stay in Henderson and the areas next to it.
